Job Summary
The Maintenance Painter is responsible for performing maintenance functions for The University of Kansas Health Systems. This work includes, but is not limited to- general maintenance, carpentry and/or painting. They will be responsible for responding to emergency maintenance calls and conducting regular inspections of their designated responsibilities. Maintenance Specialists also have the responsibility to maintain healthy relationships with KU leads and staff. The incumbent directly contributes to the success of the company by maintaining the facility through preventive maintenance, assigned maintenance tasks and life safety features. Work involves good communication skills in a highly demanding environment.

Job Duties
General Maintenance

  • Conduct periodic inspections of designated buildings and equipment; when necessary, repair and perform preventive maintenance on general building facilities.
  • Works under minimal supervision with latitude for the use of initiative and independent judgement.
  • Fill out paperwork including but not limited to work orders, inventory, and preventive maintenance forms.
  • Perform on the job task organization including personal responsibilities, task organization, safety and quality control.
  • Obtains material and supplies from warehouse or requisitions items not carried in stock.
  • Maintains records of materials used on jobs and in stock.
  • Establish and follow Hospital standard procedures in the servicing of fixtures and typical problems.
  • Conduct job-site inspections to determine compliance with standards and codes.
  • Maintain employee time records in CMMS.
  • Perform other related duties incidental to the work herein regulations and codes.
  • Review design documents and evaluate compliance to standards and specifications.
  • Perform basic calculations and conversions.
  • Process hot work permits and LOTO procedures.
  • Perform safety duties as a fire watch
  • Assist all trades as required/directed.
  • Assess, construct and adhere to all infections control assessments.
  • Assist training new employees

Painter

  • Hand-brush, roll and spray paint Hospital buildings, areas, equipment and furniture.
  • Mix, blend and match paint and stains to proper color and consistency. Determine sequences of paint operations and methods to be used including need or advisability for scaffolding and rigging, color blending and matching required, type and amount of materials needed, and areas to be painted according to work orders; estimate time and cost for painting jobs.
  • Perform such typical operations as applying decorative and/or protective finish coats to such office furniture as desks, chairs and cabinets.

Qualifications

Required Education and Experience
  • Must have a High School Diploma or a GED equivalent.
  • Demonstrated ability to read and interpret mechanical drawings, schematics, and repair manuals
  • Experience with hand and power tools, precision measuring instruments
  • Minimum of 3-5 years’ work knowledge of building maintenance or painting.
  • Cross trained in building trades.
  • Candidate must be detailed orientated, documenting processes and procedures as they relate to the position as well as any incidents that may occur.
  • Able to satisfactorily pass a criminal background check and drug screen

Preferred Skills and Experience

  • Technical/vocational training certificates in mechanical maintenance
  • Familiarity with CMMS (Computerized Maintenance Management Systems)
  • Excellent interpersonal skills, with ability to interact and work effectively with people at all levels in an organization
  • Listens well, always shows a positive attitude
  • Excellent verbal & written communication skills
